Infill, or infill development, is the buildout of under-utilized land parcels within existing subdivisions, as well as redevelopment activity atop previously built parcels after teardowns are completed. With the goal of preserving or increasing property values and improving quality of life, infill activity can include reuse or improvement of underused parcels of land or buildings.

Construction Mortgages

The most common form of financing for infill projects is the construction/draw mortgage. With interest paid only during the construction phase of the project, the loan becomes due upon completion of construction. During construction, funds are drawn from the principal and advanced to your contractor to pay for expenses incurred for labor, supplies and other activity related directly to the project buildout.

Completion Mortgages

These types of finance contracts require a down payment from you, as well as scheduled payments at agreed upon intervals. At the completion of your construction project, the final amount to cover the required costs of the finished project will then be advanced to the contractor on the date you take possession.
